Seaside Villa Capo Zafferano

Just 30 meters from the sea and overlooking the Capo Zaferrano, this villa is situated on a rocky slope on the northern coast of Sicily. The Italian architect Armando Barraja designed the house as a summer residence for his family in the late 1980s. It will remind you of a ship with details like porthole windows, railing-like balustrades and the ubiquitous view of the sea. Positioned as it is on a slope, the entrance is on the upper level. You step immediately into the central living area with a fireplace and dining area. From here you enter the three bedrooms, the bathroom and the kitchen. Access to the terrace is flanked on both sides by the glass walls typical of the house’s period. From the large terrace, bridges lead to the back of the house and outer staircases to the two lower floors, each with a bedroom and bathroom. There is another terrace on the middle level and you can also sunbathe on rock platforms below, just two meters above the sea.

Just as unique as the architecture is the villa’s interior design. Armando Barraja is not only an architect, he also founded an company in Palermo in the seventies that imports designer furniture. The house is fully furnished with his furniture: a divider by Franco Albini, a marble table by Dino Gavina, chairs by Werner Panton and Marcel Breuer and many other rare pieces.

We had such a wonderful stay in Seaside Villa Capo Zafferano... we really didn't want to leave! Giacomo was the perfect host; waiting patiently when we arrived late to give us a very personal tour of the house that was designed by his father -this didn't feel like a transactional villa rental, but someone sharing their family home with you. We personally loved the vibe of the house - full of colourful Italian design furniture that we appreciated, but with the feeling of a loved family home, not a cold house where you are scared to touch anything ;) The villa is truly one of a kind - built into the side of the cliff with so many inside and outside areas to explore and enjoy the beautiful views from. Sitting on the terrace with a morning coffee and watching the boats sail by was pure bliss. The private cove is the perfect spot for a quiet morning dip in the ocean, the local fishing villages are a great spot to grab a granita and Palermo is only 15 minutes by train from the closest station... what more could you want!?! We couldn't have asked for anything more, and we're already looking forward to our next visit.

We have spent an incredible week at this villa. The location is an absolute delight. The beauty of surrounding nature, the variety of flora, the changing with daylight colors of the sea … couldn’t be more beautiful and fulfilling. This house is a hidden treasure. Being there felt very exclusive and exceptional since the residence is located on the slope and is distant from other buildings. The views are unbelievable. The ability to swim in the sea was a divine experience. We dined, sunbathed, drunk Italian frizzante, listened to Italian songs and just tried to do nothing since we felt that we had everything. I believe we were the closest to the Italian “dolce far niente” we have ever been. Giacomo was a wonderful host, very nice, polite and communicative. He provided us with the best restaurants’ recommendations and was always ready to help. Besides the hedonistic mornings, afternoons and evenings, we were able to visit Aspra, Bagheria and Palermo and enjoy the eclectic beauty of Sicily. We have left with sweet memories and with hope to be back again. Thank you, Giacomo, and see you soon.

Wir durften im Mai zwei Wochen mit der Familie in Giacomos Haus verbringen. Das Haus ist ein Traum und die Lage einzigartig. Wir wurden von Giacomo und seinem Vater, dem Architekten des Hauses sehr herzlich empfangen. Die Villa ist der perfekte Ort, um sich zu erholen und zu entspannen. Architektonisch bietet sie eine Vielzahl einzigartiger Innen- und Aussenräume, welche den Tag hindurch immer wieder neue Ausblicke oder Aspekte der Landschaft erlebbar machen. Sowohl der Gastgeber wie auch das Haus und Umgebung sind sehr kinderfreundlich. Wir kommen gerne wieder und können die Villa allen weiterempfehlen.

This is the sort of place that you don't want to tell anybody about because you want to keep it all to yourself. A truly fantastic experience. Every day the Architecture and the landscape and the sea and the sun combine to put a massive smile on your face. Or a succession of smiles as you round a corner and see another fantastic detail or discover another lovely view or a new path down through the gardens. It was truly wonderful and Giacomo was a great host and really nice to deal with. We were two families with 3 small children between the ages of 3 and 7 between us and we could make the accommodation work well for us. The house is full of precious and beautiful things but there is also lots of great outdoor space for kids to explore and run around in. I could also see how it would work well with slightly older children who could enjoy having the downstairs room to themselves and a bit of autonomy. The location is fantastic to explore the two local fishing villages and head in to Palermo which is a short train ride. Great restaurants, great local produce, nice runs, great beaches a short drive away. And the swimming from the rocks to the Capo is unbelievable, an every day joy. Crystal clear waters teeming with fish and warm(ish) in October when we went there. We will go back as soon as we possibly can. Thanks so much!

We had a wonderful two week stay at the house with our family. The house is fabulous and the location amazing. We spent much time swimming in the beautiful sea and exploring both Palermo and the nearby towns of Aspra and Bargheria (in particular the Villa Palagonia). A wonderful 2021 july week in this fantastic house at Capo Zafferano. The house has an extraordinary location with a beautiful view over the sea horizon and Capo Zafferano. It is so relaxing to just sit there and watch the sea. It is often a light very comfortable breeze and shadow on the main terrace, but one level down there is a very sunny "sunbathe terrace". Also very unique to have your own little private lagun to go swimming. As an alternative there is a nice outdoor shower where you can cool down while still watching the beautiful sea ! We had a very relaxing week, although one year delayed because of the pandemic. But also from the pandemic perspective, we felt very safe in this house and with a nice little foodstore near by in Porticello. We can highly recommend to spend a week or more in this extraordinary house. Grazie Mille, Giacomo !

What a great place! The house is beautifully integrated into the landscape and the carefully designed outdoor spaces and the staging of the views are breathtaking. There were only four of us, so we used only the upstairs area which offered plenty of space for us. There are two additional rooms on the lower level, which are accessible via the lower terraces, allowing privacy even when staying with a larger group. The outside with its two main terraces, two side bridges and some smaller sitting places offers both sunny spots for sunbathing and cool and shady spots. The easy walk through the naturalistic garden to the private swimming bay is a delight. Although there is plenty to see and explore we spent more time than normally at the house - not because of Corona but because we found it hard to leave. We enjoyed the views, the changing color of Capo Zafferano, watching the fishing boats going out and the sound of the ocean. We had originally booked for last year but had to cancel due to travel restrictions. Giacomo was very patient and understanding, and we were glad that we could travel this year. He provided us with excellent tips and was a very attentive host. We will definitely be back. Mille grazie Giacomo!

Die Villa Capo Zafferano ist ein einmaliger Rückzugsort! Die Villa ist architektonisch wohl überlegt und perfekt in die Landschaft eingebettet. Der Blick auf das Meer von den verschiedenen Terrassen oder dem eigenen Meerzugang ist unglaublich beruhigend und sieht jede Minute anders aus. Giacomo ist ein sehr guter und freundlicher Gastgeber und seine Tipps sind goldwert. Die Villa empfehlen wir uneingeschränkt weiter und kommen gerne wieder.

Für uns die perfekte Unterkunft, um trotz der Corona-Pandemie sicher reisen zu können: in dieser Villa ist Abstand halten kein Problem, es gibt weder Nachbarn noch Mitbewohner (ausser denen, die man auf die Reise selbst mitbringt). Wer nicht will, muss die Villa nicht verlassen (von Einkäufen abgesehen), und wer will das schon, wenn die Ausblicke von den verschiedenen Terrassen aus so traumhaft sind wie hier, wenn der Garten und das Meer locken. Wir waren im Oktober da, das Wetter war gemischt, Baden im Meer direkt am Haus wegen der Wellen nur manchmal möglich. Aber der nächste, komplett menschenleere Strand ist nur wenige Minuten Autofahrt entfernt. Auch sonst hat man im Haus und in der Umgebung alles, was man braucht. Wir haben den Grill genauso genossen wie den Kamin, und die ausgewählten Restaurants, die Giacomo uns empfohlen hat. Ein sehr erholsamer Aufenthalt, organisiert von einem umsichtigen und herzlichen Gastgeber.

Im Oktober haben wir zu viert eine Woche in der Villa Capo Zafferano verbracht. Es waren wunderbare Tage an einem aussergewöhnlichen Ort. Die Villa Capo Zafferano besticht mit einer offenen und licht- und luftdurchfluteten Architektur, einer grandiosen Terrasse und einem Garten, der vor einheimischen Pflanzen nur so strotzt, wild und weise gestaltet. Darin eine einfache, sehr schön gestaltete Dusche, die, inmitten eines mediterranen Dschungels und mit voller Breitseite Meerblick einen der schönsten Orte darstellt, um nach salzigem Meerbad Süsswasser an sich herunter laufen zu lassen! Innerhalb einer Woche haben wir verschiedene Wetterlagen erlebt, das Leben derart nah am Meer ist ein ganz besonderes Erlebnis. Die Natur ist allgegenwärtig, selbst im Haus. Wir haben nur die oberer Wohnung gemietet, die für 4 Personen grosszügig ist. Die Zimmer haben alles was es zum einfachen, guten Leben braucht. Gleiches gilt für Badezimmer, Küche und den Wohnraum. Der Luxus zeigt sich in der Gestaltung der Räume selbst, in einer natürlichen Belüftung durch zahlreichen kleine Fenster, in der Anordnung der Räume, in Sonnen- und Schattenorten rund um das Haus. Der hauseigene Zugang zum Meer ist darüber Hinaus ein weiteres Highlight: Morgencafe auf warmen Steinen nach einem Bad im glasklaren Meer und das alleine, wenn man will! Die Villa liegt zwischen kleineren Dörfern, die mit Fisch- und Supermarkt, kleinen Gemüseläden, aber auch Geldautomat und Bäckerei gut ausgerüstet sind. Ein Auto ist von Vorteil, es kann vor dem Haus parkiert werden. Wer gut und gern zu Fuss ist, kann auch per Pedes zum Einkaufen. Palermo lädt in ca. 40 Minuten zum Eintauchen ins Grossstadtgetümmel ein, was angesichts aller Vorzüge die die Villa bietet allerdings Überwindung kostet. Giacomo Baraja hat uns mit viel Zeit und Wissen rund um das Haus und die Umgebung sehr sehr herzlich empfangen und stand jederzeit für weitere Auskünfte zur Verfügung. Wir empfehlen das Haus wärmstens weiter, eine Perle! Auch wir würden in Zukunft sehr gerne zurückkommen. Thank you Giacomo!! Luisa und Matthias, Andreas und Leni.

Wir verbrachten eine Woche Mitte Juni in der wundervollen Seaside Villa. Die vielgerühmte Architektur des Hauses an dieser Stelle der Küste über dem Meer ist perfekt, innen verbindet sich mit aussen, sie ist licht und luftig und leicht und im wahrsten Sinne des Wortes unbeschwert. Die großen Terrassen ermöglichen den ständigen Lichtwechsel und die Farben des Meeres direkt zu erleben und viel Freiraum für jeden Einzelnen. Im Haus ist alles was man braucht, wir wollten es so wenig wie möglich verlassen, so ausserordentlich schön und privilegiert war unser Aufenthalt. Mille grazie, Giacomo!

We were two people and visited the House in beginning of June. The House was perfect and very beautiful, especially the view and the garden with the private beach. As an architect myself I really enjoyed the details of the building and the surroundings. Giacomo was very nice and helpful and took really good care of us. Villa Capo Zafferano When you happen to arrive at Villa Capo Zafferano you already by the gate know that an architect with an extraordinary imaginary sensibility has been at work. When slowly bringing your car to the end of the narrow spiral driveway from the street to the villa, you find a smaller but similar spiral staircase leading up to a plastered pass running all the way to the end of the land behind the house. Surrounded by all kind of Mediterranean bushes and trees one get the immediate feeling that it was the architect’s earnest purpose to cut off a chaotic world when you finally arrive at Villa Capo Zafferano. Met by Giacomo Barraja - the son of the Architect of Villa Capo Zafferano Armando Barraja - you soon get to know that you have arrived in a place with a soul and that Giacomo with a passion has set out to conserve his father’s visionary architectural heritage for yet another generation! Entering the house through the walled courtyards ending up in the living room you immediately are confronted with the scenery through the big living room window in which the horizon of an immensely blue Tyrrhenian Sea and a raising Capo Zafferano ultimately draw you to the concave balcony. A balcony that stretch parallel along the horizon and right at the point where the midday sun in zenith offer the dweller a cooling shadow for the rest of the day. The concave shape of the balcony seems to be swivelling even the weakest ocean breeze smoothly around ones body and a thought immediately come to mind that you are embraced in the arms of nature - as if captured by the arms of a giant octopus - and never will be released from this place again. Giacomo explains that the lower level terrace - throwing a convex bow to the ocean - is thought for sunbathers and the upper terrace for shadow lovers… of which his father as a Sicilian belongs to the last simpatico category. You surely know by experience what precautions you will have to take having stayed in the house for a week! The amount of sun protection creams needed for the convex terrace is immense - although the month of May 2019 was the coolest in Sicily for decades – and the concave balcony is a needed escape into a safe cave of shadow… Grilled by the sun un the lower deck for an hour your mind is in gratitude to the architect Mr. Barraja and his shadowy balcony. Strolling down to the private sea bath below the house is all in itself a sensational journey awakening all your senses! Tracking between Agaves, Pine trees and a myriad of flowers releasing their sweet scent into the salty humid breeze of vapour from the breaking waves on the cliffs below... you are immersed in a primordial natural world as Sicily must have been looking when the Phoenicians set their foot on Sicilian earth. Arrived at the cliffs and the breaking waves it suddenly becomes obvious that the cliffs churning up of the waves making floating islands of a delicate white foam must have been that foam from which Venus was born…non the less a Botticelli comes to mind. Well, the clear salty water will spellbound any swimmer and fearless diver even on a cold but clear afternoon in May. In the horizon the Aeolian Islands with Alicudi at the closest, then Filicudi, Salina and finally Lipari are disappearing in a bluish vapour. Looking up to the villa from the seaside below you certainly become aware of the architectural vision - that of classic modernism. A modernism that might be drawing its inspiration from the likes of a Frank Lloyd Wright, Alvar Alto and eventually a breath of Carlo Scarpa. But Mr Giacomo Barraja is not to put into a referential modernist pattern; his architectural vocabulary is visible down to the smallest constructive detail and up to the proportional rhythms of modular units from floor to wall and light openings… inside and outside. In this villa you recall the love for Euclidian geometry and that repeating pattern of the Arabian world blended by the light and shadow in spaces of the normannic purists … a sigh of Sicilian history? At a second glance on the villa the two sidewards’ bridges suddenly reminds us of the good old ocean liners that might have inspired Gropius or Rietveld with their iron fenced balconies. The one side pointing at the Capo and the other pointing unobstructed towards eternity! Well we can’t get closer to the ocean and the view into eternity…. the architect truly sends us on a journey. We think this architectural work by Mr. Barraja is worth much more respect and attention beyond the horizon of the Tyrrhenian Sea! For a Designer at a certain age the small collection of modernist furniture inhabiting the interior of the house - approximately from the same time as the house was build - must be a pleasing déjà vu for any connoisseur of modern design although the salty wind has taken its toll on some of the objects. But never the less it hasn’t obstructed this pleasant feeling of meeting good old friends…such as Panton – Breuer – Sapper – and even a couple of Danese vases eventually designed by Enzo Mari. But what might be much more interesting the wooden chaise longue belonging to the Barraja family since the 1920ies is definitely an amazing object of unknown origin apart from the inspirational influence of a Charlotte Perriand’s aesthetic vocabulary. No, the Villa Capo Zafferano is not a museum but a house respectfully lived by second generation. The walls with small and screwed traces of gimmick gifts that doesn’t fit a designers aesthetic values, but what anyhow mimics life as it is lived with a family of different orientations in life. For the gourmet aficionada - who doesn’t want to visit noisy family restaurants - the kitchen and its utensils have seen better days! A contemporary dweller with an affection for dining home on a warm summers night in front of the spectacular view of nightly fisher boats could hope for an assortment of the good and sophisticated designs of all the famous Italian kitchenware brands…the list of designers and brands are long and exemplified by the same high quality as the villa’s architecture. The Sicilian summer - according to Giacomo - stretch from May to October and Giacomo owes all that support architecture and nature lovers can offer to keep an important architectural heritage alive. Villa Capo Zafferano is a place with a soul and a place to explore all your senses! My wife and I were fortunate to get the chance rent this Sicilian architectural pearl for just a too short week! Ich habe 2018 den ganzen Monat Juli in der Villa am Capo Zafferano verbringen dürfen und dort mit Familie und Freunden einen wunderschönen und entspannten Urlaub genossen. Capo Zafferano liegt ca. 12 km von Palermo entfernt. Das Haus erreicht man am besten mit dem Auto, öffentlichen Verkehr gibt es nicht. Innerhalb von 40min gelangt man mit dem Auto in Palermos Zentrum, mit dem Zug sind es ab dem Bahnhof von Bagheria (10min Autofahrt ab Haus) sind es ungefähr 15 Minuten. Das Kap wird von Ferienhäusern dominiert, Hotels gibt es kaum. Dementsprechend sind auch die angrenzenden Orte Aspra und Sant’ Elia wenig touristisch und glücklicherweise noch sehr authentisch. Italianità lässt sich hier mit all ihren Facetten erleben. Die Villa liegt zusammen mit zwei anderen Häusern der Familie Barraja auf einem wunderschönen weitläufigen Grundstück an der Steilküste mit direktem Meerzugang über eine kleine private Badestelle. Die Felsküste wird von der imposanten Erhebung des Caps Zafferano dominiert, dessen Begehung (ca. 30min bergauf) lohnenswert ist. Der Garten ist sehr gepflegt, es gibt unzählige Plätze mit oder ohne Schatten zum Verweilen und das Leben spielt sich primär draussen ab. Der Ort ist magisch, allgegenwärtig ist das Meer – man verbringt die meiste Zeit mit seiner Betrachtung. Das permanente Rauschen der Brandung hat mir nach meiner Rückkehr noch lange gefehlt. Das Haus ist sehr schön in die Landschaft eingepasst und besticht durch seine sorgfältig gestalteten Aussenräume und die Inszenierung der Blicke. Die reduzierte Architektur hat uns gut gefallen, zudem überzeugte die ausgezeichnete natürliche Lüftung des Hauses. Die Ausstattung des Hauses ist - anders als es von den stylischen Photos her zu erwarten ist - eher zwanglos, was im Nebeneinander von sehr schönen Designklassikern und herkömmlichen Gebrauchsmöbeln begründet ist. Es lässt sich deshalb sehr gut Bespielen und bietet ohne Probleme bis zu 9 Personen Platz. Die 5 Schlaf- und 4 Badezimmer sind allerdings nicht alle gleichwertig und weisen aufgrund ihrer Lage und Ausstattung unterschiedliche Qualitäten auf. Allerdings sind die Aufenthaltsräume dafür umso spektakulärer. Das Anwesen ist eigentlich so schön, dass man es gar nicht verlassen möchte. Wir haben uns in diesem Monat deshalb primär selbst versorgt und sind letztendlich wenig auswärts essen gegangen. Der tolle Fischmarkt in Aspra, der Gemüsehändler und Supermarkt in Sant’ Elia und die unzähligen Strassenhändler bieten so viele Anreize, die Küche zu benutzen oder einfach den Grill im Garten einzuheizen. Zudem lässt sich diese exklusive Lage einfach nicht toppen, so dass wir die meisten Abende auf der Terrasse gelandet sind. Äussert dankbar bin ich für die grosse Gastfreundschaft und Unterstützung, die wir von der Eigentümerfamilie Barraja, aber auch vom Nachbarn Rosario, der sich um Haus und Garten kümmert, erfahren haben: Sie haben sich äusserst viel Zeit genommen, uns mit Hintergrundinformationen und vielen Tipps versorgt, so dass wir einen wunderschönen, individuellen und sehr eindrücklichen Urlaub erleben durften. Wir kommen gerne zurück. Mille grazie!

Giacomo kennen wir schon länger, er war immer sehr flexibel, entgegenkommend, klug und zuverlässig. Abgesehen vom außergewöhnlichen Haus hat uns die Lage gereizt - Ruhe und Meer etwas abseits von Palermo, kaum weiter als Mondello, aber viel ruhiger, und doch ist die Stadt ganz gut erreichbar. Das Kap ist auch schön - wir kennen es von Kletterrouten im Capo Zafferano. Alles in allem für die beschriebenen Bedürfnisse sehr zu empfehlen!

It is the second time for us at the villa. It is always amazing. The view is so beautiful. We can spend hours on the terrace just looking at the sea. The garden to the beach is so nice. We loved spending time on the rocks and swam in the beautiful seas. We came with our grand-mothers and they fell in love with the villa. Giacomo is always so nice and helpful. He is a great man. Wenn man die Terrasse der Villa das erste Mal betritt, kann man kaum fassen welch Ausblick sich einem bietet. Die Aussicht aufs Meer ist atemberaubend, die private Bucht purer Luxus. Wir sind jeden Morgen zuallererst schwimmen gegangen. Vom Wasser aus kann man das Bauwerk und die ganze Location in ihrer vollen Pracht bewundern. Die Villa der Familie ist geschmackvoll und mit Liebe fürs Detail eingerichtet, die Einrichtung dabei sehr apart. Dadurch fühlt man sich auch direkt heimisch und nicht wie in einem typischen Ferienhaus. Giacomo ist ein begnadeter Gastgeber. Er hat sich viel Zeit für uns genommen und uns eine Menge über die Geschichte des Hauses und die Umgebung erzählt. Leider waren mein Bruder und ich nur zwei Nächte am Capo Zafferano (die restliche Familie hat eine Woche dort verbracht), gerne wäre ich länger geblieben. Ich kann diese Unterkunft wärmstens empfehlen und weiß jetzt schon, wo ich bei meiner nächsten Sizilienreise wohnen werde.

Das Haus am Capo Zafferano ist ein absoluter Traum sowohl ästhetisch als auch von der Lage. Wir haben die Tage in diesem wundervollen Haus sehr genossen. Es strahlt eine imposante Ruhe aus und lässt einen, kaum dass man da ist, allen Stress vergessen. Gleichzeitig bietet das Haus und die Lage genug Abwechslung für die ganze Familie. Giacomo ist ein großartiger Gastgeber, der einem nicht nur die Geschichte des Hauses, sondern auch der Landschaft sehr eindrücklich schildert, so dass man gleich auf Erlebnisreise gehen möchte. Er und sein Team sind super-freundlich und hilfsbereit. Im nahegelegenen Dorf Aspra gibt es eine tolle Bar für café e cornetto am Morgen und jeden Tag frischen Fisch direkt von den Fischern. Überall sind alle Lebensmittel dort frisch und von sensationeller Qualität. Wir kommen auf jeden Fall wieder.
