Green hills, vineyards, orchards and stone villages – this is the Vipava Valley in western Slovenia on the border with Italy. Situated in a panoramic spot above the village of Lokavec, the Konjiček house celebrates the fantastic view over the entire upper Vipava Valley.
The 115-square-metre bungalow with a distinctive, green flat roof is located directly on the edge of the forest and the nature reserve on Mount Čaven adjoining it. Large windows open up the house towards the valley – the living, dining and cooking area is completely glazed on two sides. The all-round terrace, which is shielded by the cantilevered roof, extends the living space into the outdoor area. The boundaries between inside and outside are fluid, and nature is omnipresent. The rear part of the house, facing the forest, has three bedrooms, which have a more intimate character, and two bathrooms. In the garden, various seating areas and deck chairs invite guests to relax, and a trampoline lowered into the ground encourages physical exercise. An outdoor shower is available for cooling off.
The interior design is restrained and limited to a few, style-defining materials that convey a calm ambience. Floors as well as partially the walls in the bathrooms are coated with microcement, the ceilings and the kitchen countertop are made of concrete. The kitchen, built-in furniture, doors and the custom-made, long wall between the living and sleeping areas are made of laminated wood panels. A special detail of the wooden wall are the built-in cupboards, which in some areas are opening to the living area, in others to the bedrooms.

Vineyards (some of them with international awards), gourmet delights in many restaurants (two restaurants with Michelin stars in the valley); hiking and mountain biking in unspoilt nature, various climbing areas nearby, cycling; historical villages such as Vipavski Križ, Vipava, Štanjel, Goče, excursions in Slovenia to Ljubljana, Piran, Postonja and Škocjan Caves, Goriška Brda, Soča Valley, Karst and also to Italy (Trieste, Grado, Aquileia, Udine, Venice).

The house captivates not only with its magnificent views, but also with its understated yet special design concept. Its location between the Mediterranean Sea and the Alps presents a wealth of possible leisure activities.

Sustainability
There is no air conditioning. Cooling is achieved by the combined effect of the green roof, the shading provided by the generously projecting roof, a heat pump that can cool the floor, good opportunities for air circulation and a large ceiling fan.
Travelling without a car: train connection to Nova Gorica or Postojna, onward journey by bus.

Owner
We are Heike and Otger, a married couple from Munich, communicator and financial analyst by profession, happy parents of two grown-up sons. A few years ago, we discovered our love for Slovenia, especially for the Vipava Valley and its ideal mix of the Mediterranean and the Alps, the excellent opportunities to do mountain sports and also to enjoy exceptional food and wine. We therefore created this little retreat here in 2021 to preserve this place for ourselves and open it up to guests. Our holiday home project is, in a way, a hobby for us – hence the name konjiček (Slovenian for hobbyhorse).

Tolles Haus mit klarer Architektur, sinnvoller Gestaltung und sehr guter Ausstattung. Man hat einen super Blick aber ist nicht einsehbar. Wanderungen in die Bergwelt starten direkt hinter dem Haus oder nach kurzer Fahrt mit dem Auto. Auch das Meer ist nah genug für Tagesausflüge. Besonders hervorzuheben der exzellente Guide, der Essen, Trinken, Wanderungen, Ausflüge, Einkaufsmöglichkeiten perfekt abdeckt und den Reiseführer erspart. Sehr zu empfehlen.

Wundervolles Haus mit toller Ausstattung, reduziertem aber großartigem Design. Die Lage ist klasse, weil man sehr viel unternehmen kann (Nähe zum Meer und zu den Bergen) und davon abgesehen kommen Foodies und Weinliebhaber auf ihre Kosten. Wir können einen Aufenthalt im Konjicek uneingeschränkt empfehlen.
