Apartment Kleiner Faktor

Two factors, same denominator: unlike the listed Faktorenhaus, a former cloth merchant’s villa on the outskirts of Ebersbach in Upper Lusatia, the outbuilding looks back on a varied period full of conversions and different uses – from a servants’ house with workshop and chicken coop to a garage. The ground floor of the farm building, which had been unused for a long time, has recently been converted into a barrier-free holiday home. The Little Factor is now available as a flat for two people or complements the neighbouring Faktorenhaus as additional accommodation for family and group stays.

In order to preserve the old building fabric as much as possible, the floor plan was retained and the old plaster was reworked with a sponge finish. The wood wool ceiling from the GDR era has also been left unadorned and provides the room not only with a historical contrast, but also with pleasant acoustics. This much honesty meets cheerfulness in its most beautiful colours: from the living room in pistachio to the green-tiled bathroom and the deep blue bedroom. Combined with a colourful art collection that traverses different eras, styles and disciplines, vintage design and modern furniture, new interior fittings and old components that have been reused from neighbouring houses, such as the wall panelling, ceiling beams or the granite door frame. Many of the objects were collected while travelling around the world or come from regional artists.

What once served as a garage door is now a large south-facing window to the inner courtyard. A lemon-yellow sofa not only shines on sunny days and sets the stage for the cooking and dining island that has been created around the former chimney, integrating many functions. 
The furnishings have a deliberate local flavour, with patterned Bunzlau ceramics, glasses made from Lusatian sand and bed linen from Neukirch. The blue bedroom adds a splash of colour, two terraces provide both sun and shade and the entire flat is designed for barrier-free and comfortable relaxation. Smiles guaranteed.

Was einst als Garagentor diente, ist heute ein großflächiges Südfenster zum Innenhof. Ein zitronengelbes Sofa strahlt nicht nur an Sonnentagen; um den ehemaligen Schornstein herum ist als Einbau eine Koch- und Ess-Insel mit zeitgemäßem Look entstanden, das viele Funktionen integriert. Bei der Ausstattung wurde bewusst auf lokalen Bezug geachtet und finden sich neben den musterhaften Dekoren der Bunzlauer Keramik auch Gläser aus Lausitzer Sand und Bettwäsche aus Neukirch. Das blaue Schlafzimmer sorgt für einen Farbakzent, zwei Terrassen für Sonne wie Schatten und die gesamte Wohnung für ein barrierefreies und komfortables Entspannen. Lächeln garantiert.

Geographically speaking, Lake Baikal and Upper Lusatia are worlds apart. But it was in distant Siberia that it all began when we - Christina and Tom (mathematician and lawyer) - were looking for new ways of sustainable tourism and left our first traces. Today, work and family limit our radius of action somewhat, but we have remained true to the ‘Wild East’. And we were also able to experience plenty of adventure during the renovation of our two old half-timbered houses. If you look closely, you can discover many memorabilia and personal favourites. And just like the north of Lake Baikal, Upper Lusatia is beautiful, unspoilt and far from overrun by tourists.
