Francocci 7 is perched on a hill in Umbria, the green heart of Italy, with wide views over the countryside. This former Fatttoria, near the historic towns of Spoleto, Assisi and Perguia, has been carefully renovated and extended with modern architecture. The complex, which is surrounded by a large plot of land (with an olive grove and its own vineyard), comprises a private house and four holiday apartments. Two of the apartments are located in the main building dating to the 1930s, the other two in a new outbuilding just below the slope. The new building is clad in recycled stone and blends in harmoniously with the scenery. It features large glass fronts with covered terraces, and the remaining windows can be closed with sliding shutters made of wooden slats.
In the holiday apartments of different sizes – offering space for two to six people – the space is characterised by a simple elegance defined by the travertine and oak floors and timeless designer furniture. Details such as an unusual steel staircase in the Todi apartment or the fireplaces with benches serve as interesting eye-catchers. The focus, however, is on the view of the landscape outside. Each apartment has its own, secluded terrace with a view of the hillside panorama.
Corten steel can be seen throughout the buildings on the property as a connecting element, e.g. in the window reveals or the entrance doors. The building located by the infinity pool is also clad in Corten. This house is generously glazed at the front sides and towards the pool. It includes a sauna, a fitness room and another large room that can be used by groups for yoga classes.
