Silent beauty in the Blue Land: DIRINGLO

With the Diringlo, an architect and an entrepreneur have preserved a historical gem of southern Bavarian residential culture, embedded in one of the most beautiful natural and cultural landscapes in Upper Bavaria.

by Ulrich Knoll in December 2023

Stille Schรถnheit im Blauen Land: DIRINGLO in /

The fasciยญnation that once drew the expresยญsioยญnists around Gabriele Mรผnter, Franz Marc and Wassily Kanยญdinsky to the โ€œBlaues Landโ€ [Blue Land] can still be felt today in the region between Munich and Garยญmisch-Parยญtenยญkirchen. South of the Stafยญfelsee and Riegsee lakes, with the Zugยญspitze in front of you, an idyllic Upper Bavarian landยญscape opens up like someยญthing out of a picture book.

Even though I lived in Upper Bavaria for 30 years, I still rub my eyes in amaยญzement every now and then.

This is also the case when climbing Ohlยญstadtโ€™s local mountain, the Heimยญgarten. Altยญhough it is one of Munichโ€™s famous local mounยญtains, I had never climbed it before. Once at the top, I find fasciยญnating panยญoramas in more ways than one. On one side, towards the legendary Lake Walยญchensee and also far into the Alps. On the other hand, my eyes are sponยญtaยญneously capยญtiยญvated by the large-scale view of the alpine Loisach Valley, in which the muniยญciยญpality of Ohlยญstadt and my accomยญmoยญdation are sudยญdenly just a distant speck.

The area around the Heimยญgarten and Herยญzogยญstand is one of the most popular hiking destiยญnaยญtions in the Zugยญspitze region. And for good reason: in the Bavarian footยญhills of the Alps, lakes, vilยญlages and monasยญteries lie at your feet, as if lightly painted there by an artistโ€™s hand. Valleys open up to the wide landยญscape, someยญtimes gently, someยญtimes with rugged borders. The view of the plain sweeps across a rural landยญscape chaยญracยญteยญrised by lush meadows, moors and islands of forest. Impressive and tranquil at the same time. And towering above it all โ€“ almost like a clichรฉ โ€“ is the iconic white-blue Bavarian sky.

Below the Heimยญgarten, lush flowering Buckelยญwiesen [mogul meadows] stretch across the valley, where cows graze leiยญsurely. Behind them shimmers the alpine mountain river rushing from Garยญmisch. And in the backยญground, the striking onion dome of the baroque parish church of St Lauยญrentius catches my eye and guides me unerยญringly back to my temยญporary accomยญmoยญdation: the heritage listed Diringlo farmยญstead in Ohlยญstadt.

Several cenยญturies old, the former โ€œHauยญserhofโ€ in the centre of the comยญmunity of 3,000 inhaยญbiยญtants stood empty for many years after the turn of the millยญennium. And on the verge of final decay. The fact that it was saved and now shines again in its former spleยญndour and new glory is thanks to a stroke of fate.

Entreยญpreneur Tobias Huber and architect Stephan Rauscher, who had been working togยญether in the same office in Munich for many years, read the sale advert comยญpletely indeยญpendently of each other. And decided, each for themยญselves, that they had finally found the ideal proยญperty to realise their perยญsonal dreams.

Modern living in a hisยญtoยญrical context: barn โ€“ stable โ€“ resiยญdential wing

Togยญether, the two set off on a journey into the past and the future. Firstly into the past of the builยญdingโ€™s history, including the depths (and pitยญfalls) of the building fabric, parts of which date back to the Baroque period.

The building, where today up to 17 guests can be accomยญmoยญdated in three highly indiยญviยญduaยญlised suites, was preยญviously renoยญvated over several years folยญlowing extensive planning. Every detail was reseยญarched and resยญtored in accordance with the requiยญreยญments of the heritage preยญserยญvation proยญtection order and with the help of numยญerous speยญciaยญlised comยญpanies. The former โ€œeyesoreโ€ in the centre of the village was transยญformed into a proยญperty that attracts the attention of passers-by and has been attracting guests from near and far since 2021.

Today, they are spoilt for choice: would it be better to book the โ€œKathiโ€ holiday apartment on the ground floor in the former stable, which offers plenty of space for two people on 93 square metres? Or the โ€œSeffaโ€ in the former resiยญdential wing, which can accomยญmodate up to seven people on 200 square metres over three floors? Or would you rather choose the โ€œLuggiโ€ in the former barn for two to six guests?
If you want my advice: ideally, you should come in a larger group and rent the whole house. Because then it is posยญsible to expeยญrience the proยญperty in all its diversity and enormous wealth of detail.

Conยญserยญvation down to the last detail

The most hisยญtoยญriยญcally signiยญficant section of the house is in the former resiยญdential wing, todayโ€™s โ€œSeffaโ€ โ€“ here you can expeยญrience numยญerous relics of the past.
However, as the heritage proยญtection requiยญreยญments covered almost every detail, many large and small factors were taken into conยญsideยญration throughout the entire complex during the resยญtoยญration, which took several years.

For example, the conยญserยญvation, removal and resยญtoยญration of all oriยญginal doors, windows, glass panes, shutters and bars by a speยญcialist resยญtorer. Or the resยญtoยญration of the furยญnisยญhings and the tiled stove in the parlour in the โ€œSeffaโ€, which are still largely oriยญginal but had been badly damaged by water ingress.

The oriยญginal cofยญfered ceiยญlings in the parlour and bedยญrooms also had to be carefully removed, resยญtored down to the last detail, added to where necessary and reinstalled.

Preliยญminary invesยญtiยญgaยญtions of the layers of paint, plaster and woodwork revealed eviยญdence of the houseโ€™s preยญdeยญcessors dating back to the 17th century. Visitors to the โ€œSeffaโ€ will notice the areas that were anaยญlysed in the hallway and kitchen โ€“ they show the indiยญvidual layers up to the year of conยญsยญtruction.

All wooden parts, rafters, purlins, supยญports and the wooden block walls, which had preยญviously been painted with lime paint, were carefully cleaned with a slowly rotating brass brush throughout the house by a speยญcialist with over a period of several months and left untยญreated. Rotten wooden parts were removed and resยญtored with visible โ€œwooden proยญstheticsโ€.

A special feature is the brick-built shaft in the kitchen of the โ€œSeffaโ€, the purpose of which has not yet been clearly estabยญlished. It is thought to have been a hiding place. The resยญtored and illuยญmiยญnated shaft is now used to display the wheยญtsยญtones found in the house and symยญboยญlises the wheยญtstone making that used to take place throughout the village.

The conยญserยญvation of the oriยญginal, steep stairs in the โ€œSeffaโ€, which were only allowed to be repaired and supยญpleยญmented as levelling them was not perยญmitted, was also comยญpliยญcated.

Monument meets conยญtemยญporary design

All in all, it can be said that the hisยญtoยญrical building was only supยญpleยญmented with modern fixยญtures where this was posยญsible or necessary. It goes without saying that these eleยญments have been kept to a minimum in order to emphasise the overall hisยญtoยญrical impression of the building.

Accorยญdingly, the โ€œKathiโ€ and โ€œLuggiโ€ suites have a somewhat more modern feel overall. Here, too, of course, the requiยญreยญments of heritage conยญserยญvation had to be impleยญmented, but not in the density of the proยญperty details.

Another special feature of the โ€œSeffaโ€ is that the suite extends verยญtiยญcally through the entire building over three floors. From the kitchen and lounge with adjoining bedroom up to a second lounge and two further bedยญrooms โ€“ right up to the roof, where there is a separate mediยญtation room, which is also ideal for yoga sesยญsions.

The โ€œKathiโ€ is chaยญracยญteยญrised by the use of Beton Cirรฉ, i.e. waxed conยญcrete with underยญfloor heating. Other modern eleยญments include the exposed conยญcrete fireยญplace, the bathroom, which is also made of conยญcrete, and the conยญtemยญporary furยญnisยญhings. They are comยญbined with hisยญtoยญrical feaยญtures such as the oriยญginal brushed wooden ceiling, hisยญtoยญrical whiteยญwashed quarry stone masonry and slender, round steel columns.

Modern, partly large-format window and door opeยญnings create a wonยญderful inciยญdence of light that perยญfectly emphaยญsises the conยญtrast between modernity and heritage listed history.

The apartment for two guests also has a covered terrace and a sun terrace.

The โ€œLuggiโ€ suite in the former barn can be reached via an external staircase comยญplete with sun deck. As you enter, an 8 x 10 metre room opens up. Not only the expansive view into the depths of the room, but also the six metre high, open roof truss proยญvides plenty of freedom.

The room-length window fronts on both sides allow in plenty of light. These are shaded by curtain-type, sliding wooden louvres, which also ensure privacy. A clever solution that also fulfils the requiยญreยญments of heritage building conยญserยญvation, as they reflect the hisยญtoยญrical impression of the former farmยญhouse in a modern form.

In addition to a separate bedroom and bathroom, the suite has a gallery with four addiยญtional, optional sleeping areas. These can of course also be used as daybeds.

The supยญporting structure of the roof truss, which is joined by wooden nails, is parยญtiยญcuยญlarly impressive and demonsยญtrates the techยญnical skill and craftยญsmanship of earlier geneยญraยญtions of craftsmen.

Conยญtemยญporary comfort

All aspects of susยญtainaยญbility were key preยญmises of the archiยญtecยญtural concept. A long service life, easy mainยญtenance and a comยญpoยญsition of simple mateยญrials that can be returned to the recyยญcling process at any time were at the centre of all planning.
Driven by the idea of optiยญmising the use of resources, the owners carefully repaired, supยญpleยญmented and revived the hisยญtoยญrical farmยญhouse using traยญdiยญtional mateยญrials such as wood, lime plaster, brick and glass wheยญrever posยญsible.
Today, modern comfort is proยญvided by elecยญtricity that drives a heat pump. The terยญraยญcotta-coloured solar panels on the garage roof, which are almost unique in Germany, produce their own solar power on site.

This is used for the three eโ€‘charging staยญtions and, if required, is also conยญverted into heating energy, which can be transยญferred to the rooms at a low temยญpeยญrature as radiant heat via the underยญfloor heating. Energy is also saved by storing it in the screed surยญfaces.

Embraced by archiยญtecture and comfort, I almost regret having subยญjected myself to such an extensive leisure proยญgramme.

As in the rest of the house, the hisยญtoยญrical arteยญfacts in my suite speak for themยญselves and create a magiยญcally tranquil atmoยญsphere, devoid of any kitsch (Alpine decoยญraยญtions!) and which I am reluctant to leave. Only delicate, small bouยญquets of flowers lovingly and unobยญtruยญsively remind me of the charm of the surยญrounding mountain and mogul meadows. So letโ€™s go out, thereโ€™s so much nature and culture to disยญcover!

A visit to the Glentยญleiten open-air museum is also highly recomยญmended for all those who want to find out more about building traยญdition, life and farming in times gone by.

If you want more than the good home-style cooking on site, you may end up in your perยญsonal Bavarian heaven with the Alpine avant-garde cuisine in the Speiยญseยญmeisยญterei at the Tonihof in nearby Eschenlohe.

And if you donโ€™t want to end the evening in the restaurant, the barยญbecue area by the house awaits you in summer, or alterยญnaยญtively the marยญvellous seats by the fireยญplace.

If you happen to be there at the right time, you might even be able to savour some Diringlo plums. This variety that gives the farmยญstead its name, also known as Reiยญneยญclaude, have a long traยญdition at the farm.
